How do zombies notice you?

They smells you?

Watch you?

Hear you?

Have a city sensor so when you arrive to a city or village all of them run to you no matter if there are walls, fences or buildings between us and tehm?

Its possible avoid them for example sneaking?

yeah you can sneak around them as long as you don't enter their line of sight and you are moving quietly, at night you can pretty much walk right up to their face as long you don't have a light turned on. I tend to sneak into the smaller towns and hope I don't draw agro (they give away your position when they come running at you) but if I do and its just one or two I will kill them quietly with the axe and go about my business, I've also been known to hide behind a bush and just watch them for a few mins in 3rd person to see if I have agro or not. experimental seems to be a bit harder to do all this on and the zeds there are now respawning, a lot of times already with agro so theres that to consider as well.

Back in the mod, you had a system where you had a certain visibility rating and a certain audio rating. Standing still prone, you were practically inviisible to zeds unless they touch you. Of course, if you started moving, you would get visibility and sound, and if you went to far out on a road by mistake, it would rise to a 2, and then zeds would aggro you pretty far away.  I remember some very tense moments before I realized that it was much more easy to just run around.

I think at the moment they have eagle eyes which can see you across a field from about 300m

I don't think zeds are haxors, but are actually wizard novices, whom are being tutored by the one and only rocket :)

Yeah! There's days when I can make my way through NWAF and maybe upset one or two of them. Leave them standing by the hangar or jail entrance as a guard. Then there's days when doing doing the exact same things (moving slowly, quietly, trying to stay out of line of sight) and I get every single one of them to go aggro, from hundreds of yards away. Wish I could figure it out.

Yeah there is defiantly some things happening, sometimes I can run right past them and they are busy daydreaming about brains and don't notice, far more often, I run past and get mobbed.

I think they only really hear gunshots. Other than that it's sight, the thing with that though is that every zombie in a town tends to be facing the same way, this is because they were aggroed, chased a player and then stopped and haven't moved since. So if you come in on the right side of town you can sneak by all of them, come in on the wrong side and they will ALL chase you.
