Is this an actual exploit? Hiding public server from browser list

Bottom line I have a group of friends falling victim to suspected exploit. Someone seems to launch an exploit and make specific public server unavailable while the person performs offline raid of base. 

This is on the Xbox Dayz public server. 

Expanded :

Friends have a base which is routinely attacked. On several occasions, the public server becomes not visible through the browse feature of Dayz lobby. This occurred when a specific person was planning to raid base. As soon as the person suspected of launching the exploit is killed or logs off, the server becomes visible again. Log in and find that they raided the base. Note that multiple players in different countries can't find the server, so it isn't just experienced by one of us. Also, all other public servers are visible the whole time. 

Is this a known exploit? Want to make sure we're not crazy.
